From 1 December 2008 home reports became a legal requirement for most homes in Scotland being marketed for sale. Each home report is an information pack prepared by a chartered surveyor and paid for by the property seller.
They contain three parts:
- a single survey
- an energy performance certificate
- a property questionnaire.
Some reports also contain a mortgage valuation report too, although this is not legally required.
Home reports were created in order to provide potential buyers with upfront information about the condition of the property which allows them to make an informed decision about purchasing the property. They are available at no cost to the potential buyer through the seller’s estate agent.
Your home report will take approximately two weeks to complete and the cost of the report is based upon the value of your property.
NB. Home report documents can be no more than 12 weeks old when the property is put on the market for sale.
Butterfly Properties will contact a recommended RICS registered chartered surveyor on your behalf to prepare your home report. You can, of course choose to arrange this yourself and we are happy to provide as little or as much help and support as you need.

From 1 December 2008 home reports have become a legal requirement for most homes in Scotland marketed for sale. The cost of producing the report is based upon the value of the property and it is a pre-requisite for the report to be prepared by an RICS registered chartered surveyor.
Your Butterfly Properties sales agent will recommend a marketing package for the marketing of your property tailored to suit your budget. This is likely to include a ‘for sale’ board, printed sales literature, online advertising.
Estate agency fee
Fees, or commission, is the price you pay for the services of your appointed estate agent for selling your property or land. Fees can vary depending on the level or service required. Be aware that some agents may insist on a withdrawal fee if the property is not sold, or, a minimum agency and or notice period.
Solicitor’s conveyancing fee
This is usually around 0.5% although if your sale becomes complicated you will possibly be charged on a pro-rata basis.
Don’t forget about the cost of moving all of your furniture and belongings out of your property once it has been sold. Butterfly Properties have a list of reputable removal firms to help. Just ask your sales agent for details.
